GENERAL DESCRIPTION OF CLASS:
This is skilled work in overseeing and participating in the operation, maintenance and repair of heating, air-conditioning and ventilating systems, electrical, plumbing and water and maintenance of the ammonia ice system. Promotes a professional and comfortable atmosphere for all client’s and patrons. Performance is evaluated through observation of work while in progress and upon completion, and through operating condition of equipment.
ESSENTIAL FUNCTIONS:
1 . Performs preventative maintenance and repairs on equipment and components; reports any evidence of damage or malfunction to Chief of Physical Plant.
2 . Places heating, air-conditioning and ice producing equipment in efficient operation.
3 . Responsible for checking various gauges and instruments and regulates equipment as required.
4 . Reads and interprets performance charts and control panels which reflect the efficiency of each system.
5 . Ensures that necessary logs and records are kept
6. Performs basic electrical and plumbing work.
ADDITIONAL RESPONSIBILITIES:
1. Performs other related duties as required.
KNOWLEDGE, SKILLS & ABILITIES:
1. Knowledge of the materials, methods and techniques commonly used in HVAC, refrigeration, electrical, plumbing and facilities maintenance activities.
2. Skill in the use of basic hand tools and the operation of related complex power equipment.
3. Ability to lead a small crew of manual laborers.
4. Ability to understand and follow oral and written instructions.
5. Ability to establish and maintain effective working relationships with co-workers, other City employees and the general public.
WORKING ENVIRONMENT/CONDITIONS:
Medium to heavy work that involves walking, standing, stooping, reaching, stretching, pushing, exerting up to 100 pounds of force on a regular basis and lifting 50 pounds occasionally
May be exposed to hot/cold temperatures, fumes, extreme noise levels, heights, electrical shock, moving machinery, traffic, adverse weather conditions, noxious odors, wet, humid conditions
The job requires normal visual acuity, field of vision, hearing, speaking, color perception, sense of smell, depth perception, and texture perception.
QUALIFICATIONS (EDUCATION, TRAINING AND EXPERIENCE):
1. High school diploma from an accredited school or its equivalent.
2. Five (5 years of experience in the operation, maintenance and repair of building air-conditioning, heating and ventilation equipment and experience in facilities maintenance and repair to include, but not limited to, plumbing, water, and electric.
3. Experience in operation of an ammonia ice making system a plus.
SPECIAL REQUIREMENTS
1. Must possess and maintain a valid state of Florida driver's license.
2. Must be able and willing to maintain a valid telephone number.
3. May be required to work overtime, or alternate hours, as necessary for the efficient operation of the department. Position may be designated as Mission Critical by Department Director.
